We strive for clear, transparent, and frequent communication. All investors will have access to an online dashboard with up-to-date details on their investment.
Investors receive quarterly project development updates. Important news and milestones are communicated as needed. Site visits or in-person meetings can be arranged with 14 days’ advance notice, and investor emails or calls are answered within four to eight hours.

We look for older assets in Class B locations where extensive renovation can raise rents, or enlargement can increase rentable space and income. Common programs include rental or condominium conversion.
This type of development can deliver a 10–15% annual return, with 5–8% attributable to income and 5–7% to asset value appreciation.
Typical project timeframe · 1–3 yearsWe look for non-performing assets in Class C locations or ground-up opportunities in Class A, B, or C locations. Common programs include asset repositioning—such as hotel-to-rental conversion—or ground-up rental and condominium development.
Returns are difficult to generalize; the original HTH strategy framework describes an expected annual return of 12% or more.
Typical project timeframe · 3–5 yearsWe look for distressed opportunities during downturns in the real estate cycle. In difficult periods, we strive to preserve the firing power to seize special situations at an attractive basis and increase total returns for long-term investors.
